So a client asked me the other day why I go to the effort of compiling all these properties and emailing them out (for free, no less) to people I’ve never met. I thought you might be interested to hear the answer: The more quickly we can move distressed properties off the market, the more quickly we can get back to “normal” selling conditions (if there is such a thing!). Who wouldn’t go after distressed properties? It helps you as a buyer to get a great deal, the seller to move on and allows the bank to get the loan off their books and get back to the business of lending (well…some of them, anyway). Properties that have gone under contract the past week: pended
These properties have come to attention for various reasons: short sales, foreclosures, motivated sellers, great list price, etc. While the “Grocery List” is compiled by multiple real estate agents (who may not submit their own listings for consideration), the “Best Buys” list is my opinion. As everyone knows…opinions vary! The criteria for selecting great buys is on a case-by-case basis; the property could be on the list because of great rental income in relation to the list price, distressed, or in an area where prices have decreased to the point multiple properties in the vicinity are under contract, etc.
